Long term repeat client St. John Properties wanted to build Flex/R&D shell space on a parcel just east of Madison, WI. St John Properties wanted a look that would attract clients looking for a higher end image for their needs, rather than a simple CMU office/warehouse. Using a combination of glass, cement panels and masonry with generous canopies, along with a stepped façade, a design was completed that looks more sophisticated without significant increases in construction complexity or cost. Each bay incorporates an overhead door bay, some at grade, and some at loading dock level to accommodate a variety of tenant applications such as office, warehouse, R&D, light manufacturing, or showroom uses.
